New Build Properties
L Spencer’s have constructed numerous new-build properties throughout Lancashire, from one bedroom bungalows to seven bedroom mansions. The benefit of a new build property, is that VAT can be reclaimed on building materials, and in most cases, we don’t have to charge VAT on our labour.
We can help from the initial planning stages, and can recommend quality architects, structural engineers, and ecological surveyors to get plans drawn up. Once these are in place, we can offer the complete managed build package including groundworks, building, roofing, plumb & heat, and building control, or you are welcome to use our services as required as part of your construction team.
Windacre Farm – Southport

We built this new farmhouse near Southport using dark toned bricks and natural stone window & door surrounds that allow the building to beautifully blend in with the surrounding environment.
The ground floor extends beyond the main building footprint to the rear and side, which offers a huge increase in space, while the hip and valley roofline to the front and rear of the property offer extra accommodation on the second floor, with velux windows to flood the room with light.
To the rear of the property is a garage and outbuildings, which along with a block stone wall form a good sized courtyard for barbeques and entertaining.
Rankin Avenue – Hesketh Bank

Having already owned the house next door, the client divided the property up and appointed us to build this new property in the side garden.
Finished in a combination of red brick, render, and cedar, this house uses modern Scandinavian design aspects and fits the space perfectly with a large outside area to the side of the new property.
The interior is equally stylish, with an open-plan minimalist style set off by jolts of primary colours. Roof lights to the rear pump the seating area with light, as do the patio doors and windows that wrap around the kitchen area.
Our clients are delighted with the home, which was designed to perfectly suit their lifestyle needs.
Meresands – Rufford

Set in a beautiful woodland area, this family home was built next to the owners kennels & cattery business. The imposing red-brick building spans three storeys, and provides a huge floor plan which is separated internally with decorative brick walls, and a brick fireplace.
To the rear of the property, we installed hardwood double-glazed bi-fold doors to provide extra light to the ground floor, and a large apex window making use of the full height of the building. A balcony was also added to the first floor which looks out over the mature woodland.
We took a long time planning our new build and looked around at several buildings, studying the brickwork, mortar and the different types of bond and pointing etc. Having worked in the construction industry building Hospitals and the like for over 30 years, I am fully aware of the value of quality tradesmen.Word of mouth is the best gauge of a good tradesman, especially when recommended by others whom you trust. When choosing Lee, he was the only one that we felt could deliver the standard we wanted, in our time scale and would not be aggrieved when we made a last minute change (the nature of self-building!) and on reflection we made the right choice. Lee Spencer produced one standard at all the previous jobs he had shown us – excellent. His estimated cost was fair and the final cost came in on budget.
The working environment while the lads were here was happy and productive. Lee took in all our requests (however difficult) and also gave helpful suggestions and options around problems that arose.
We love our new house and get endless comments about how well the brickwork looks and we would not hesitate to use Lee Spencer and his team again, if we were ever to build another house
Gravel Farm – Banks

We love this six-bedroom new-build property we constructed for Jayne & Jeff. It features three dormers to make use of the high roofline, 3 velux windows, four bay windows, stone heads & cills, three chimneys, and a decorative brick fireplace. Mullioned sash windows were also fitted. To the side, we constructed a double garage with large utility area.
The whole build was done by our team, including initial consultation, foundations, building work, and building control.

On site, you and your team worked extremely hard; you arrived first thing every morning, worked hard all day and cleared up at the end. We were impressed with the thoroughness of your work –you all did an excellent job. It was reassuring that we were kept fully informed of progress each day.
Inevitably, with every build project, a few unforeseen issues and changes arose, and these were dealt with promptly and professionally. We appreciated the good advice you gave us on a couple of decisions that we needed to make.

Royal Umpire – Ulnes Walton

Built within the grounds of a large caravan site for the owner, this new-build bungalow has three bedrooms and a large floorplan. The exterior features a grand entrance with stone pillars to match the stone heads & cills, and stone mullions.
The property was developed by our team from the foundations up, using block and Furness brick. Full-fill cavity wall insulation and hardwood double-glazing was installed to keep environmental impact low.

What better place to build a new property than on the side of a lake! We built this lovely two bedroom bungalow for Mr & Mrs Taylor using terrca casandras brick, stone cills, cream uPVC double glazing.
